Prices: a big monthly jump on a small sample

The September median of $499,250 was 11.3% above August's $448,750 (Bright MLS via FAAR). That swing says more about which homes sold than about values moving 11% in a month. With only 28 closings, a few higher-priced sales can pull the median up quickly (Bright MLS via FAAR).

The steadier number is year to date: the median through September was $490,000, unchanged from the same stretch of 2025, on 210 closed sales versus 204 (Bright MLS via FAAR). A rowhouse near Princess Anne Street, a home off Route 3 and a newer build near Route 1 all land in the same median, so your price depends on the sales closest to your home.

Homes are taking longer to sell

Median days on market reached 46, up 30 days from August's 16 and 5 days above September 2025 (Bright MLS via FAAR). The year-to-date median is still 18 days, so September stands out as a slower month (Bright MLS via FAAR).

Buyer activity didn't disappear. Showings rose 12.0% year over year to 326, and new pending sales climbed to 25 from 17 (Bright MLS via FAAR). Buyers are touring and writing offers, just taking more time to decide.

Inventory: up from last year, down from August

Active listings were 72, up 18.0% from a year earlier but down 6.5% from August's 77 (Bright MLS via FAAR). New listings slipped to 23, down 23.3% from August's 30 (Bright MLS via FAAR).

Months of supply eased to 3.27 from August's 3.50, but it is still above last September's 2.77 (Bright MLS via FAAR, August report). That is still a fairly tight market, but with more room for buyers than a year ago.

How the City compares with Stafford and Spotsylvania

Across the Rappahannock in Stafford County, the September median was $515,000 with 3.13 months of supply and median days on market of 25 (Bright MLS Stafford report). In Spotsylvania County, the median was $475,000 with 3.09 months of supply and 32 days on market (Bright MLS Spotsylvania report). The City had the highest supply and the longest median wait of the three in September.

What this means if you're selling in the City

  • Price to recent nearby sales. With 46 median days on market and 3.27 months of supply (Bright MLS via FAAR), a price set on spring comps may sit.
  • Lean into condition. Older City homes sell on character, but buyers still compare repairs and updates.
  • Plan for a longer runway. Build extra time into your move if you're buying your next home at the same time.

What this means if you're buying in the City

  • You have more to compare. With 72 active listings, up from 61 a year ago (Bright MLS via FAAR), you can be choosier.
  • Ask about time on market. A home that has sat may leave room on price, repairs or closing costs.
  • Get pre-approved first. A strong pre-approval still helps when the right home appears.
