Spotsylvania County Housing Market Report: September 2026

by Ron Chronister

Quick answer: Spotsylvania County's median sold price was $475,000 in September 2026, up 3.3% from September 2025, on 166 closed sales (Bright MLS via FAAR). Homes took longer to sell, with median days on market at 32, and supply grew to 3.09 months. Buyers have more choice than a year ago; sellers need sharp pricing.

These numbers come from the Bright Research report for Spotsylvania County, published through the Fredericksburg Area Association of REALTORS (FAAR), with data as of Oct. 6, 2026 (Bright MLS via FAAR). Here is what moved, and what I'd do with it whether you're buying or selling.

Prices: still up, but only modestly

The September median of $475,000 was 1.1% above August's $470,000 (Bright MLS via FAAR). The year-to-date median through September was also $475,000, up 3.0% from $461,000 in the same stretch of 2025 (Bright MLS via FAAR).

A median is the middle sale, not a value for any one home. A townhome near Route 3 and Cosner, a single-family home off Route 208 toward Lake Anna and a home in Fawn Lake all count in the same number. Your own price depends on your home and the sales closest to it.

Homes are taking longer to sell

Median days on market jumped to 32, up 14 days from August's 18 days and 9 days above September 2025 (Bright MLS via FAAR). For comparison, the year-to-date median is still just 17 days, so September stands out as a slower month (Bright MLS via FAAR).

Showings fell 20.6% year over year, to 1,991 (Bright MLS via FAAR). Fewer showings and a longer wait usually point to buyers being more selective, not to a market that has stopped.

Inventory is climbing

Active listings reached 489, up 17.0% from a year earlier and 4.3% above August's 469 (Bright MLS via FAAR). New listings were 195, up 8.3% year over year (Bright MLS via FAAR), while new pending sales fell to 133, down 22.2% from August's 171 (Bright MLS via FAAR).

Months of supply rose to 3.09 from 2.75 (Bright MLS via FAAR). That is still a fairly tight market, but buyers have noticeably more homes to choose from than they did last fall.

How Spotsylvania compares with Stafford

Next door in Stafford County, the September median sold price was $515,000 and months of supply was 3.13, with median days on market at 25 (Bright MLS Stafford report). Both counties saw active listings rise by double digits year over year (Bright MLS Stafford report). If you're comparing the two along I-95, look at specific communities, not just the county medians.

What this means if you're selling in Spotsylvania

  • Price to the latest sales, not last spring. With supply at 3.09 months and median days on market at 32 (Bright MLS via FAAR), an overpriced listing will likely sit while buyers tour the competition.
  • Prepare before you list. Clean, repaired and well-photographed homes win the showings that do happen.
  • Watch your first two weeks. Showing activity early on tells you whether the price is landing.

What this means if you're buying in Spotsylvania

  • You have more options. With 489 active listings (Bright MLS via FAAR), you can compare more homes before you commit.
  • Ask about days on market. A home that has sat a while may leave room to negotiate on price, repairs or closing costs.
  • Get your financing lined up first. A strong pre-approval still matters when you find the right home.
