by Ron Chronister

Quick answer: King George County's median sold price was $457,500 in September 2026, down 17.6% from September 2025, on 30 closed sales (Bright MLS via FAAR). Active listings nearly doubled to 135, supply rose to 5.19 months and median days on market reached 41. Buyers have far more choice than a year ago.

These figures come from the Bright Research September 2026 report for King George County, published through the Fredericksburg Area Association of REALTORS (FAAR), with data as of Oct. 6, 2026 (Bright MLS via FAAR). King George is a small market, so a handful of sales can move the monthly numbers. I'd read them as direction, not precision.

Prices: a lower median on a small sample

The September median of $457,500 was 6.4% below August's $489,000 and 17.6% below last September's $555,000 (Bright MLS via FAAR). Last September had only 17 closings, so a few higher-priced sales could have pushed that comparison point up (Bright MLS via FAAR).

The steadier figure is year to date. Through September, the median was $489,900, down 1.0% from $495,000, on 246 closed sales versus 231 (Bright MLS via FAAR). A home near Dahlgren, one off Route 3 toward Fredericksburg and one on acreage near Route 301 all land in the same county median, so your own price depends on the sales closest to you.

Inventory nearly doubled

Active listings reached 135, up 98.5% from 68 a year earlier and up 20.5% from August's 112 (Bright MLS via FAAR). New listings were 46 for the month, and 411 year to date, up 22.3% from 336 (Bright MLS via FAAR).

Months of supply climbed to 5.19, from 4.48 in August (August report) and 2.72 last September (Bright MLS via FAAR). In plain terms, sellers are competing with roughly twice as many listings as a year ago.

Homes are taking longer to sell

Median days on market was 41 in September, up 20 days from August's 21 and 13 days above September 2025 (Bright MLS via FAAR). The year-to-date median is still 18 days, so September stands out as a slower month (Bright MLS via FAAR).

New pending sales fell to 21, down from 26 in August and 32 a year earlier. Showings slipped 11.2% to 357, though year-to-date showings are up 21.1% to 3,679 (Bright MLS via FAAR). Buyers are still looking. They're just taking longer to commit.

What this means if you're selling in King George

  • Price to today's competition. With 135 active listings and 5.19 months of supply (Bright MLS via FAAR), buyers can compare. A price set on last spring's sales may sit.
  • Have your records ready. Some King George homes are on a private well and septic. Buyers will ask for those records, so see my well and septic buyer guide for what they'll check.
  • Plan for a longer timeline if you're buying your next home at the same time.

What this means if you're buying in King George

  • You have room to negotiate. Ask how long a home has been listed. One that has sat may leave room on price, repairs or closing costs.
  • Compare across the county. Look along Route 3, Route 206 toward Dahlgren and Route 218, then read my Dahlgren area guide and my Fredericksburg area page for the commute side.
  • Get pre-approved first. A strong pre-approval still matters when the right home appears.
