Lee's Parke, Fredericksburg: Location, Amenities and Home Styles
Quick answer: Lee's Parke is a master-planned neighborhood with a Fredericksburg mailing address in Spotsylvania County, near Cosner's Corner shopping. Its association lists 1,437 single-family homes, a clubhouse, a community pool, three tennis courts and miles of walking trails (Lee's Parke HOA). Virginia Heritage at Lee's Parke is a separate gated section with its own HOA.
Buyers usually ask me three things about Lee's Parke: where it sits, what the HOA dues pay for, and what kinds of homes they'll find. Here's what the association and county records actually say, with sources you can open yourself.
Where Lee's Parke is
The association describes Lee's Parke as a community in Fredericksburg, Virginia, with Cosner's Corner shopping nearby. Its profile lists shopping about 1 mile away (Lee's Parke HOA). On the county side, Spotsylvania County's parcel records list Lees Parke as a subdivision (Spotsylvania GIS), so county services and records run through Spotsylvania even though the mailing address says Fredericksburg.
The entrance to Virginia Heritage is off Spotsylvania Parkway (WMCCAI). If your drive uses I-95 Exit 126, expect work zones: VDOT is widening Route 1 to six lanes near that interchange and adding ramp capacity, with completion on track for September 2027 (VDOT).
For rail commuters, VRE's Spotsylvania station on Crossroads Parkway serves the Fredericksburg Line and has free surface parking (VRE). If that's part of your plan, read my Fredericksburg to DC commute guide and time the drive from the exact home you're considering.
The sections: Lees Parke, the Falls, the Estates and Virginia Heritage
Spotsylvania County's GIS parcel layer lists four subdivision names tied to the community: Lees Parke, The Falls at Lees Parke, The Estates at Lees Parke and Virginia Heritage at Lees Parke (Spotsylvania GIS). The section name on a listing tells you which covenants and which association apply.
You can look up any parcel yourself through the county's interactive GIS. The county notes that its parcel boundaries are for graphic representation only and don't replace a survey (Spotsylvania GIS).
Lee's Parke amenities
According to the Lee's Parke association, the community has (Lee's Parke HOA):
- A clubhouse with onsite staff, available for private rentals
- A community pool at the clubhouse
- Three tennis courts and two multi-use courts (Lee's Parke HOA)

- A small fitness area in the clubhouse
Residents manage community business through the association's online portal, which offers forms, documents and messaging with the management team (Lee's Parke HOA).
Virginia Heritage at Lee's Parke
Virginia Heritage is its own association with its own amenities. Its write-up for the Washington Metropolitan Chapter of the Community Associations Institute (WMCCAI), which named it 2024 Large Community of the Year, describes 795 single-family homes behind a gatehouse and double gates (WMCCAI).
The same profile lists a two-story clubhouse with a ballroom for 120 people, an indoor pool, a fitness center, an outdoor pool, a picnic pavilion, bocce, a putting green, horseshoe pits, tennis and pickleball courts and walking trails (WMCCAI). It also says owners elected a five-member board at their first annual meeting on September 26, 2024, and that the community is professionally managed (WMCCAI).
Virginia Heritage has occupancy and eligibility rules in its governing documents. If you're looking at a home there, ask for those documents early, before you write an offer.
Home styles you'll see
Lee's Parke is a single-family neighborhood. The association's profile lists 1,437 single-family homes and gives 2004 as the year the community was built (Lee's Parke HOA). Virginia Heritage is also made up of single-family homes (WMCCAI).
Because homes were built over time and by section, floor plans, lot sizes and finishes vary from street to street. When you compare two homes here, I look at:
- Section and HOA. Which association a home falls under changes the amenities and the dues.
- Lot and setting. Check the parcel on the county map and walk the lot, including what backs up to it.
- Age of systems. A home's roof, HVAC and water heater age matter more than the neighborhood's build year.
- Recent nearby sales. Price against the closest comparable sales in the same section.
Buying or selling in Lee's Parke
For buyers, the HOA packet is the homework. Read the covenants, the rules for fences, sheds and exterior changes, and the current dues before you commit. You can browse homes on my Lee's Parke page or my Spotsylvania page.
For sellers, competition matters this fall. Spotsylvania County had 489 active listings and 3.09 months of supply in September 2026 (Bright MLS via FAAR).
