Living in Downtown Fredericksburg: Parking, Events and Getting Around
Quick answer: Living in downtown Fredericksburg means planning around parking and using what's within walking distance. The City lists free and paid public lots, the Sophia Street garage charges $2 for the first three hours, and some residential blocks require permits (City of Fredericksburg). FXBGO buses are fare free (City), and VRE and Amtrak trains stop downtown (City).
Downtown buyers ask me about parking before almost anything else. The second question is usually what it's like on a busy weekend. Here's what the City, VRE and the City's tourism office publish, so you can judge a home on Caroline Street, Princess Anne Street or a side street near the Rappahannock with real numbers.
Parking: public lots, the garage and on-street rules
The City's parking page lists public lots downtown and says they are free unless noted. A few have rules worth knowing (City of Fredericksburg):
- The 600 block of Sophia Street lot at Riverfront Park is free, with a 2-hour limit Monday through Friday, 8 a.m. to 7 p.m. (City of Fredericksburg).
- The 400 block of Sophia Street lot is restricted to City residents Monday through Friday, 5 a.m. to 6 p.m. (City of Fredericksburg).
- Several lots, such as the Princess Anne Street lot, open to the public only on weeknights and weekends, so read the signs (City of Fredericksburg).
On-street parking is generally unrestricted unless signs say otherwise. City Code 58-168 bars leaving a vehicle unattended on a public street for more than 10 days (City of Fredericksburg).
The Sophia Street Parking Garage
The garage at Sophia and Wolfe streets has 297 spaces and is open 24/7. It's card-only at the pay station, and an electric car charger with two ports sits on the top deck (City of Fredericksburg).
| Garage rate | Cost |
|---|---|
| First three hours | $2 (City) |
| Each additional hour | $1 (City) |
| Daily maximum | $8 (City) |
| Monthly pass, City residents | $75 (City) |
| Monthly pass, non-City residents | $100 (City) |
Rates may differ for special events, and a lost ticket costs $50 (City of Fredericksburg). If a home has no off-street parking, a monthly pass is worth pricing into your budget.
Resident parking permits
Some residential blocks are designated permit parking only. There, vehicles must display a permit to avoid a citation. Residents get permits at Police Headquarters with their vehicle registration and proof of address (City of Fredericksburg). Two visitor permits are issued per household with a permit, except in the White Parking Permit Zone, which covers residents of the Downtown Business District. Those residents may park with a permit in certain signed 2-hour spaces on Charlotte and Amelia streets without the time limit (Fredericksburg Police).
Before you make an offer, ask whether the block is a permit zone and whether the home has a driveway, alley access or a deeded space.
Getting around: walking, FXBGO buses, VRE and Amtrak
Buses. Fredericksburg Regional Transit (FXBGO!) has run fare free since February 28, 2022. The City calls it a temporary program that is reviewed each year (City of Fredericksburg).
Commuter rail. VRE's Fredericksburg station sits on Princess Anne Street and serves the Fredericksburg Line, which runs north through Alexandria to Union Station (VRE). VRE lists approximately 810 free parking spaces at the station. Lot G is the only lot that allows overnight parking, and Lot B's 107 spaces are reserved for City residents (VRE). For the full commute comparison, see my VRE vs. I-95 Express Lanes guide.
Amtrak. The same station is an Amtrak stop on the Northeast Regional and Carolinian/Piedmont routes. VRE finished a $14.4 million station renovation in 2024 (City of Fredericksburg).
Driving. Route 3 becomes William Street through the City and connects downtown to I-95 in roughly 2 miles (City of Fredericksburg).
Events: what a downtown calendar looks like
- First Friday runs 5 p.m. to 9 p.m. each month, with gallery openings, live music, a Sip & Stroll until last call at 8:30 p.m. and a free trolley shuttle (FXBG).
- Farmers Market at Hurkamp Park runs Saturdays, 7 a.m. to 1 p.m., through December 5, 2026, with a winter market at the Dorothy Hart Community Center (City of Fredericksburg).
- Scarecrow Fest runs October 1–31, 2026, and the Downtown Costume Stroll on October 31 meets at VRE Lot B on Caroline Street (FXBG).
Events are a big part of downtown life. They also mean more cars and fewer open spaces on those days, so plan your own parking around them.
