Stafford County Housing Market Report: September 2026

by Ron Chronister

Quick answer: Stafford County's median sold price was $515,000 in September 2026, down 0.8% from September 2025, on 135 closed sales (Bright MLS via FAAR). Active listings rose 22.5% to 522, supply reached 3.13 months and median days on market was 25. Prices are holding near last year while buyers get more choice.

These figures come from the Bright Research September 2026 Housing Market Report for Stafford County, published through the Fredericksburg Area Association of REALTORS (FAAR), with data as of Oct. 6, 2026 (Bright MLS via FAAR). Stafford is one of the busiest markets in the region, so the monthly numbers are more stable than in smaller counties. Even so, one month is a snapshot, and the year-to-date figures tell the bigger story.

Prices: a softer month inside a flat year

The September median of $515,000 was 5.5% below August's $545,000 and 0.8% below last September's $519,000 (Bright MLS via FAAR). Late summer and early fall often bring a different mix of closings, so a one-month dip doesn't mean values fell across the board.

The year-to-date picture is steady. Through September, Stafford's median sold price was $550,000, essentially even with $549,900 a year earlier, on 1,584 closed sales, up 7.2% from 1,477 (Bright MLS via FAAR). A townhome near Route 610 in Garrisonville, a newer single-family home off Courthouse Road and an older home in Falmouth all feed the same county median, so your own value depends on the sales closest to you.

Inventory is building

Active listings reached 522 in September, up 22.5% from 426 a year earlier and up 4.0% from 502 in August (Bright MLS via FAAR). New listings jumped 24.7% to 217 for the month, and year to date they total 2,454, up 11.9% from 2,194 (Bright MLS via FAAR).

Months of supply rose to 3.13, from 2.99 in August (August report) and 2.66 last September (Bright MLS via FAAR). That's still a fairly tight market, but sellers now share the stage with noticeably more listings.

Buyers are still signing contracts

New pending sales were 151 in September, up 6.3% from 142 a year ago, though down from 164 in August (Bright MLS via FAAR). Year to date, pending sales total 1,624, up 6.2% from 1,529.

Showings slipped 9.2% to 2,548 for the month, but year-to-date showings are up 8.5% to 30,707 (Bright MLS via FAAR). Median days on market was 25, four days longer than both last September and August (Bright MLS via FAAR). Well-priced homes are still selling in under a month. Buyers are simply comparing more options first.

What this means if you're buying in Stafford

  • You have a bit more room to negotiate. Ask how long a home has been listed. One that has sat may leave room on price, repairs or closing costs. My guide to writing a competitive offer in Stafford covers the terms that matter.
  • Check the details that change. School assignments can shift, so read how Stafford attendance zones are set and changed before you rely on a listing's school field.
