Prices: a lower September, a steady year
The September median of $349,990 was 2.2% above August's $342,500, but 13.6% below last September's $405,000 (Bright MLS via FAAR). With only 25 closings this September, the mix of homes that happened to close moves the median a lot.
The year-to-date number is steadier. Through September, Caroline's median sold price was $368,900, down 1.6% from $375,000, on 293 closed sales versus 353 a year earlier (Bright MLS via FAAR). A home in Lake Caroline, one near Ladysmith or Ruther Glen and one on acreage outside Bowling Green all land in the same county median, so your own value depends on the sales closest to you.
Inventory keeps climbing
Active listings reached 131 in September, up 32.3% from 99 a year earlier and up 11.0% from 118 in August (Bright MLS via FAAR). New listings jumped to 56 for the month, and year to date they total 550, up 6.2% from 518 (Bright MLS via FAAR).
Months of supply rose to 4.23, from 3.69 in August (August report) and 2.61 last September (Bright MLS via FAAR). Sellers are competing with noticeably more listings than they were a year ago.
Buyers are looking, and pace is slower
Showings more than doubled, to 595 from 281 last September, and year-to-date showings are up 31.6% to 4,401 (Bright MLS via FAAR). New pending sales were 32, about even with 33 a year ago and up from 29 in August (Bright MLS via FAAR).
Median days on market was 34 in September, 10 days longer than September 2025 and 2 days shorter than August's 36 (Bright MLS via FAAR). Buyers are touring plenty of homes. They're just taking their time before they commit.

What this means if you're selling in Caroline
- Price to the current competition. With 131 active listings and 4.23 months of supply (Bright MLS via FAAR), buyers can compare. A price based on last spring's sales may sit.
- Make the most of the traffic. Showings are up sharply, so first impressions and clean, complete listing details matter.
- Have your records ready. If your home has a private well, a septic system or an HOA, gather those papers now, because buyers ask for them early.
