Sealston and the Route 3 Corridor in King George: Location and Home Types
Quick answer: Sealston is a rural crossroads area on Route 3 in western King George County, between Fredericksburg and the King George Courthouse area. The county's 2019 Comprehensive Plan places its industrial hub, Sealston Park and the Oakland Park subdivision nearby, so homes range from rural lots on well and septic to subdivision lots on public utilities (King George Comprehensive Plan).
Buyers coming east from Stafford and Fredericksburg on Route 3 often ask me about the western end of King George first, because it's the closest part of the county to the city. Sealston isn't a town with its own boundary. It's a name you'll see on landmarks, county documents and listings along this stretch of Route 3. Here's how I explain the area and what to check before you write an offer.
Where Sealston sits on Route 3
Route 3 (Kings Highway) is the main road through this part of the county. The Comprehensive Plan describes Route 3 here as a four-lane divided highway, with Interstate 95 reachable to the west (King George Comprehensive Plan). Heading east, Route 3 continues toward the Courthouse area, Route 301 and Dahlgren. Heading west, it runs back toward Stafford and the Rappahannock River crossings into Fredericksburg.
The plan names two landmarks that help you get your bearings. Sealston Elementary School sits at the intersection of Route 3 and Route 603, and Sealston Park is on Fletchers Chapel Road (Route 603) behind the school (King George Comprehensive Plan). If you're driving the area for the first time, that intersection is a good reference point.
For the daily drive toward the city, my King George to Fredericksburg commuter's guide walks through the Route 3 route, the Blue and Gray Parkway option and the roadwork to watch.
What the county plan says about the area
King George's Comprehensive Plan guides land use but doesn't regulate it, and the county says the plan is reviewed every five years (King George County). The 2019 plan sorts the county into Primary Settlement Areas, where growth is directed, and Rural Development Areas.
Two settlement areas matter most around Sealston:
- Route 3 West. The plan created this area to serve as the county's industrial hub. It lists the power facility, the county landfill, a 21-acre greenhouse and the 123-acre King George County Industrial Park, and says the boundary runs along Route 3 between Route 665 and Route 605 (King George Comprehensive Plan). The county's Map 6 shows the outline (Route 3 West map).
- Oakland Park. The plan describes Oakland Park as a 250-lot subdivision along Passapatanzy Road south of Route 218 and west of Route 603, served by public water and wastewater systems operated by the King George County Service Authority (King George Comprehensive Plan).
The plan also says the county landfill sits on a parcel abutting Routes 665, 603 and 605 and the CSX railroad spur in Sealston (King George Comprehensive Plan). Industrial neighbors, rail lines and truck routes are worth knowing about before you buy, so I pull the zoning around any home we look at.
Home types you'll see
Because the area mixes a subdivision, an industrial corridor and a lot of rural land, homes don't follow one pattern. Here's how I sort them for buyers:
- Subdivision homes in Oakland Park. These lots are on public water and sewer from the Service Authority, and the plan calls for densities between 1 and 3 dwelling units per acre there (King George Comprehensive Plan).
- Rural lots and acreage. Outside the settlement areas, the plan says public utilities and development won't be encouraged, so expect a private well and a septic system on most rural parcels (King George Comprehensive Plan).
- Homes along Route 3 and the side roads. You'll also find homes on individual lots, outside any subdivision, along Route 3, Route 218 and the side roads. Zoning varies parcel by parcel, so check it on the county map before you assume what can be built next door.
Soils matter too. The plan says soils in the Route 3 West area range from slight to severe limitations for septic systems (King George Comprehensive Plan). If a home is on septic, VDH says records are available from your local health department on request (VDH). My well and septic guide for King George covers the inspections to ask for.
Parks and outdoor spots nearby
- Sealston Park. The Comprehensive Plan lists it at 45 acres, with a pavilion, concession stand, soccer fields and baseball and softball fields (King George Comprehensive Plan).
- Caledon State Park. It's on Caledon Road, which VDOT lists as Route 218 (VDOT October 2026 report). DCR says the park is open 8 a.m. to sunset and has no boat launch (Virginia State Parks).
How to check a specific property
- Look up the parcel. The county GIS division maintains the official digital parcel map and the zoning and land-use layers (King George GIS).
- Check the zoning around it. The county's zoning map pages include map sheets with zoning case history (King George Zoning Maps).
- Confirm utilities. Ask whether the home is on public water and sewer or on a well and septic, and get the records.
- Watch roadwork. VDOT's October 2026 report to the Board of Supervisors listed brush removal on Route 603 and Route 218 and street sweeping on Route 3 (VDOT October 2026 report).
