Fawn Lake, Spotsylvania: Lake Access, Amenities and Community Rules

by Ron Chronister

Quick answer: Fawn Lake is a gated community in western Spotsylvania County built around a large private lake. Residents get lake and beach access through the community association, while golf, tennis and dining belong to a separate member-owned country club. Before you buy, read the covenants in the resale certificate and check the lot against the dam inundation and flood maps.

Fawn Lake comes up in almost every conversation I have with buyers who want lake living within reach of Fredericksburg. Here's what the association, the club and Virginia law say about access, amenities and rules, so you know what you're buying into.

Where Fawn Lake is and what it includes

The Fawn Lake Community Association (FLCA) describes the community as 15 miles from Fredericksburg and 25 miles from Culpeper. It's a gated community built around a 288-acre deep-water lake with more than seven miles of wooded shoreline (FLCA). The association says the neighborhood was established in the late 1980s and is home to more than 1,400 residences (FLCA).

The lake itself is older than the neighborhood. According to the association's history page, the dam was built in 1973, creating the 288-acre lake (FLCA).

History at the front gate

Fawn Lake sits on Wilderness battlefield ground. The FLCA history explains that during the Battle of the Wilderness in May 1864, much of today's neighborhood saw fighting for control of the intersection of Orange Plank Road and Brock Road. It adds that the National Park Service preserves earthwork fortifications along the east side of Longstreet as you enter the community (FLCA). Expect history-themed street names, and expect parkland next door that won't be developed.

Lake access and community amenities

According to the association, residents can use the lake, the beach area and other amenities inside the gate (FLCA). The FLCA keeps detailed amenity information, such as boating rules, slip leases and facility hours, behind a resident login (FLCA). As a buyer, you'll see those rules in the resale certificate rather than on the public site.

Questions to ask before you write an offer:

  • Does the lot have its own dock, and was it approved by the association?
  • What boating, slip and storage rules apply, and are there waiting lists?
  • Are any amenity fees charged on top of the regular dues?

The country club is separate

Golf, tennis and dining are run by Fawn Lake Country Club, a private club owned and operated by its members and located inside the gated community. Residents who aren't members can join for full access (Fawn Lake Country Club).

The club's course is an 18-hole Arnold Palmer Signature layout that plays 7,010 yards from the back tees (Fawn Lake Country Club). Its golf and sports memberships include use of four lakefront Har-Tru clay tennis courts (Fawn Lake Country Club). Club membership is optional and priced separately from your association dues, so budget for it only if you'll use it.

Covenants and the resale certificate

The FLCA says it establishes and implements protective covenants and neighborhood guidelines for the community (FLCA). Residents pay fees and get official documents through the Landmarc portal (FLCA). Before you plan a fence, a shed, an addition or a dock, read those guidelines.

Virginia's Resale Disclosure Act gives you a first look. The resale certificate must include the governing documents and rules, a statement of fees and their payment schedule, any approved special charges, and the current operating budget and reserves (Va. Code § 55.1-2310). Unless your contract sets a different period, you can cancel within three days of receiving the certificate, or of ratification if you got it before then (Va. Code § 55.1-2312).

Check the dam and flood maps

Lake living comes with a check most buyers skip. The FLCA posts its Fawn Lake Dam Emergency Action Plan and an inundation mapping index on its public site (FLCA). Virginia's residential disclosure statement tells buyers that owners make no representation about dam break inundation zones. It advises buyers to do their own due diligence, including reviewing any locality map of those zones (Va. Code § 55.1-703).

Spotsylvania County's GIS site lets you search by address and view layers such as 100-year flood zones, Resource Protection Areas, wetlands and zoning. The county asks you to contact its Zoning Office for official zoning determinations (Spotsylvania County). Shoreline lots should get the closest look.

If you're comparing lake options, my Lake Anna guide covers the much larger lake on the county's southwestern edge. For shopping and errands along the county's main commercial road, see my Route 3 corridor guide.
