Fredericksburg-Area Fall 2026 Market Check: Inventory and Months of Supply

by Ron Chronister

Quick answer: Inventory is up across the Fredericksburg area this fall. FAAR's September 2026 report, based on Bright MLS data, shows 3.41 months of inventory, up 17% from a year earlier, with 1,614 active listings, up 21%. King George and Caroline have the most supply, while Spotsylvania and Stafford remain tighter (FAAR).

September is the newest month the Fredericksburg Area Association of REALTORS (FAAR) has published. Its region covers the City of Fredericksburg, Stafford, Spotsylvania, King George, Caroline and Orange counties and the Town of Colonial Beach (FAAR). Every figure below comes from FAAR's public reports, and each one links to the report it came from. The October numbers should follow in November.

The regional picture: more homes for sale

FAAR's September 2026 housing report shows the region at 3.41 months of inventory, up 17% year over year. Active listings were 1,614, up 21%, and new listings were 635, up 8% (FAAR September 2026 Housing Report).

Sales didn't keep pace with that growth. Homes sold fell 2% to 447, while the median price rose 2% to $473,500 and average days on market came in at 39, down 5% (FAAR September 2026 Housing Report).

The detailed regional MarketStats report shows the pipeline thinning. New pendings were 423 against 448 a year earlier, and all pendings were 561 against 621 (FAAR regional MarketStats, September 2026). Active listings were 1,614 against 1,333 in September 2025, a 21.08% increase (FAAR regional MarketStats).

The third-quarter view is steadier. FAAR's Q3 2026 regional report shows 1,510 homes sold, against 1,509 in Q3 2025, and a median sold price of $489,900, up 2.06%. Average days on market rose to 34 from 31 (FAAR Q3 2026 MarketStats). In other words, sales volume held flat over the summer while the number of homes for sale kept climbing.

FAAR Director Heather Ferris summed it up in the release: "Inventory is climbing and buyer traffic has slowed, so houses are sitting on the market longer." The release adds that the region is "settling into a more balanced market" (FAAR release).

Months of supply by locality

Months of supply estimates how long today's active listings would last at the recent pace of sales. A higher number means buyers have more choice. Here's this September against last September from each locality's Bright MLS report, as posted by FAAR:

Locality Months of supply, this September A year earlier Active listings (a year earlier)
City of Fredericksburg 3.27 2.77 72 (61) (FAAR/Bright)
Spotsylvania County 3.09 2.75 489 (418) (FAAR/Bright)
Stafford County 3.13 2.66 522 (426) (FAAR/Bright)
Caroline County 4.23 2.61 131 (99) (FAAR/Bright)
King George County 5.19 2.72 135 (68) (FAAR/Bright)

Every locality went up, but by very different amounts. King George gained 2.47 months and nearly doubled its active listings, up 98.5% (FAAR/Bright, King George). Caroline gained 1.62 months, and its active listings rose 32.3% (FAAR/Bright, Caroline). Spotsylvania's gain was the smallest at 0.34 months (FAAR/Bright, Spotsylvania).

Where new listings came from

New listings are the supply side of the story. In Stafford they rose 24.7% to 217 in September (FAAR/Bright, Stafford). Spotsylvania added 195 new listings, up 8.3% (FAAR/Bright, Spotsylvania). King George's new listings rose 64.3% to 46, while its new pending sales fell 34.4% to 21 (FAAR/Bright, King George). The City of Fredericksburg went the other way, with new listings down 8.0% to 23 and new pending sales up 47.1% to 25 (FAAR/Bright, City of Fredericksburg).

What it means if you're selling or buying

These are regional and county numbers, and your street and price range can behave differently. In general, more supply means more competition for sellers. Price from current comparable sales, prepare the home before it hits the market and expect buyers to compare it with more options than they had last fall. For buyers, more months of supply usually means more time to decide and more room to negotiate repairs or terms. That's especially true in the localities with the biggest gains, along Route 3 in King George and the Route 301 and I-95 areas of Caroline.
